Asbestos Testing & Inspection
Asbestos is the reason most of our customers call. It was used in hundreds of building products from the 1940s through the 1980s, it is still in place throughout southern Utah, and it cannot be identified by eye. Our certified inspectors survey the property, collect samples from every suspect material and send them to an accredited laboratory for analysis.
What the inspection covers
- A walk-through of the areas you plan to disturb, or the whole building for demolition
- Bulk samples of each suspect material: ceiling texture, joint compound, flooring and mastic, insulation, roofing, siding, plaster, caulk and more
- Laboratory analysis by an accredited lab using polarized light microscopy
- A written report that identifies each material, its location and condition, and whether it contains asbestos
- A clear recommendation: leave it in place, manage it, or remove it, with a quote for abatement if needed
Why it matters in Utah
Utah requires an asbestos inspection by a certified inspector before most renovation and all demolition projects, and regulated materials must be removed by a certified abatement contractor. Many contractors and building departments will not start without the report. Having it done first keeps your project legal, keeps your crew safe and avoids the far higher cost of cleaning up a contaminated site after the fact.

Lead Paint Testing
Lead-based paint was banned for residential use in 1978, but it is still on the walls, trim, windows and doors of many older homes in Cedar City, Parowan, St. George and the surrounding towns. It is a hazard when it chips, chalks or is sanded during a remodel, and young children are the most at risk.
When to test for lead
- Before renovating, repainting or replacing windows in a home built before 1978
- Rental properties, daycares, schools and other child-occupied buildings
- Peeling, chipping or chalking paint, especially on windows, doors and porches
- A child in the home with an elevated blood-lead result
- Buying or selling an older home and wanting documentation
How we test
Depending on the situation we use on-site screening or collect paint chip samples for laboratory analysis, then document every tested surface in a written report. If lead is present, we explain your options, from leaving intact paint alone and monitoring it to lead-safe removal or encapsulation, and quote the remediation if you want it handled.

Southern Utah is dry, which is exactly why mold surprises people here. A slow plumbing leak, a swamp cooler, a flooded basement or a poorly vented bathroom is all it takes. Mold testing tells you whether what you are seeing or smelling is a real problem, how far it has spread and what kind of cleanup it needs.
What mold testing includes
- Visual inspection and moisture readings in the affected areas
- Surface samples of visible growth and air samples where contamination is suspected but not visible
- Laboratory analysis identifying the types and concentrations of mold present
- A written report comparing indoor results to outdoor baseline samples
- Clear next steps, whether that is a simple cleanup or professional remediation
Signs it is time to test
A musty smell that will not go away, staining on drywall or ceilings, recent water damage, allergy symptoms that improve when you leave the house, or a home inspection that noted possible mold. Testing is also useful after a remediation to confirm the air is clear before you move back in.
